How much does a contract mortgage loan processor charge per file?

By the Slatehound team · Last updated

A contract mortgage loan processor who publishes a conventional full-file price charges $895 to $995 per file. Contract Loan Pro, read 2026-10-15, lists conventional, FHA, VA, and jumbo at $895. Kelly’s Contract Loan Processors lists conventional, FHA, and VA at $995.

This is for the processing manager or VP of operations at an independent mortgage bank on Encompass who is weighing a 1099 or third-party processor against another W-2 seat. Pull this month’s funded count, the mix, and the quote that names what “file” includes before you send volume.

Published conventional full-file prices sit at $895 to $995

Those four cards are disclosures through closing on a conventional or agency file, not a single prior-to-docs row.

Vendor Conventional / agency price What the page says it covers Date read
Contract Loan Pro $895 Conventional, FHA, VA, jumbo: initial disclosures through closing 2026-10-15
Kelly’s Contract Loan Processors $995 Conventional, FHA/VA 2026-10-15
C2C Mortgage Processing $995 Disclosures, underwriting submission, conditions through closing 2026-10-15
Everyone’s Processing Company $995 Conventional, jumbo, FHA, VA, hard money 2026-10-15

On r/loanoriginators in January 2026, one shop offered a processor switching from W-2 to 1099 about $400 a file. Commenters called $400 low. One LO wrote they pay $995 plus 10 basis points. Those posts are unverified. The vendor card is the number you can put on an invoice.

A lower printed number is a slimmer job

$499 and $600 are published prices. They buy less of the file.

Package Published price What is in What is out Source, date
Contract Loan Pro Slim File $600 Third-party orders, including insurance quotes and binders, appraisals, VOEs; closing; post-funding file Initial disclosures, underwriting submission, condition clearing Contract Loan Pro, 2026-10-15

Everyone’s Processing Company other products $650 IRRRL, streamline, standard seconds The $995 standard file EPC, 2026-10-15
UtmostDocs Processor Assist $499 Condition clearing: VOE, VOM, EOI, CPL, HOI, payoff demand Full file from disclosures UtmostDocs, 2026-10-15

UtmostDocs also writes that packages start as low as $499. That floor is the assist package, not disclosures through funding. Ask which column you are buying.

Non-QM, jumbo, rush, and resubmission add to the invoice

The conventional number is the floor on a clean agency file. The same vendors print a second price when the product or the clock changes. Get the product on the quote.

C2C prints $995 for jumbo, manufactured, Non-QM, and DPA on the same card as conventional.

The fee is often collected at closing, and only if the loan funds

Kelly’s Contract Loan Processors, read 2026-10-15, says the borrower pays through escrow unless the LO directs otherwise. C2C Mortgage Processing says payment is collected and paid at closing, and that third-party processing fees must be disclosed at initial disclosure. UtmostDocs publishes a no-close, no-fee policy.

On r/loanoriginators in March 2025, one LO wrote a contract processor at $995 does not get paid unless the deal funds. Unverified. Get funded-only versus billed-anyway in writing before the first file leaves the pipeline.

A brokerage’s own $995 per-file company fee is a different invoice. That is what the shop keeps for hanging the license, not what a 1099 processor bills for working the file.

The Loan Estimate line is not always the processor’s invoice

CFPB comment 37(f)(1)-3 to 12 CFR 1026.37 says charges under Origination Charges are those paid by the consumer to each creditor and loan originator for originating and extending the credit. The examples include a processing fee.

A fee the borrower pays the creditor or broker for processing posts as an origination charge. A fee paid to an unaffiliated third-party processor can post differently. C2C’s card says the third-party fee must be disclosed at initial disclosure. Ask compliance where this vendor’s fee lands. This is not legal advice.

An independent contractor processor is licensed under a different rule than a W-2 processor

12 U.S.C. § 5103(b)(2) says an independent contractor may not engage in residential mortgage loan origination activities as a loan processor or underwriter unless that contractor is a State-licensed loan originator. A supervised W-2 processor who does not hold themselves out as an originator is treated under 5103(b)(1).

Kelly’s Contract Loan Processors prints NMLS 812701 on its pricing page. Everyone’s Processing Company prints NMLS 2030003. C2C Mortgage Processing prints NMLS 2411922. Ask for the NMLS ID on the invoice. The shop’s compliance team decides how 5103 applies to this vendor. This is not legal advice.

A W-2 processor is a seat, not a per-file invoice

The Bureau of Labor Statistics Occupational Outlook Handbook, Financial Clerks (May 2025 wages; page last modified August 27, 2026), lists the median for loan interviewers and clerks at $50,020.

How many loan files a mortgage processor should handle is the caseload. A good in-house processor who already knows the agents in town is worth the seat. A contract processor wins a month when originations jump and you do not want a second W-2. Price them on this month’s unit count, not on a blended annual.

A contract processor takes the whole file, not one open HOI condition

The $895 and $995 cards are disclosures, third-party orders, conditions, and closing. Insurance quotes and binders sit inside that job on Contract Loan Pro’s lists. They are one row among many.

If the files that are slipping are waiting only on an insurance agent, a full-file processor is the wrong invoice for that slice. How to get homeowners insurance binders faster for mortgage closings is the chase. Send the written packet the day the HOI condition opens. How much a mortgage rate lock extension costs is the fee when that wait runs past the lock date.

Call the agency’s published business line. Do not autodial borrower cell phones. TCPA and state recording-consent laws apply. The shop’s compliance team decides. This is not legal advice.

The cheaper path is the one that matches the work on the plate

How to tell this week

You have a real per-file number when the quote names the product, what “file” includes, whether the fee is due only at funding, the rush and resubmission extras, and the NMLS ID.

Pull this month’s funded count, the mix, the conditions list with the HOI rows, and the lock dates. If every file needs a processor from disclosures through closing, price $895 to $995 against the W-2 seat. If the open files are waiting on an insurance agent, send the written HOI packet today. A full-file processing invoice will not close that row by itself.

Frequently asked questions

Is a $495 or $600 contract processing fee the same as full-file processing?

No. Contract Loan Pro's $495 card is FHA and VA streamlines. Its $600 Slim File orders third parties and coordinates closing; it does not send initial disclosures or submit to underwriting. UtmostDocs' $499 Processor Assist is condition clearing. The $895 to $995 cards are disclosures through closing.

Does a contract processor get paid if the loan does not fund?

It depends on the engagement. C2C Mortgage Processing, read 2026-10-15, collects the $995 fee at closing. UtmostDocs publishes a no-close, no-fee policy. Kelly's Contract Loan Processors says the borrower pays through escrow unless the LO directs otherwise. Get that sentence in writing before you send the file.

Is a third-party processing fee an origination charge on the Loan Estimate?

A processing fee paid to the creditor or loan originator is an origination charge under CFPB comment 37(f)(1)-3 to 12 CFR 1026.37. C2C Mortgage Processing, read 2026-10-15, says third-party processing fees must be disclosed at initial disclosure. Ask compliance where this vendor's fee posts. This is not legal advice.

Should I hire a W-2 processor instead of paying per file?

Hire when the pipeline stays above what this desk funds after you cut the waits. The BLS May 2025 median for loan interviewers and clerks is $50,020. Published conventional contract processing is $895 to $995 a file. Price both on this month's unit count. A contract processor takes the whole file, not one condition.

Do independent contract processors have to be licensed as loan originators?

12 U.S.C. § 5103(b)(2) says an independent contractor may not engage in residential mortgage loan origination activities as a loan processor or underwriter unless that contractor is a State-licensed loan originator. W-2 processors under a licensed shop are treated differently under 5103(b)(1). Ask compliance. This is not legal advice.
