How much does a mortgage rate lock extension cost?
By the Slatehound team · Last updated
A mortgage rate lock extension is priced in basis points of the loan amount. AD Mortgage’s wholesale lock policy, effective September 25, 2026, charges 2.5 basis points per day on a first extension. On a $400,000 loan that is $100 a day, or $1,500 for fifteen days.
This is for the processor or processing manager at an independent mortgage bank on Encompass whose HOI row is still open prior to docs and whose lock date is inside the last two weeks. The counterparty is the insurance agency. Pull the lock confirmation, the lock expiration date, the conditions list, the loan number, and the last agency email before you ask lock desk for a quote.
The fee is a lock-desk hedge, not a Fannie origination rule
The borrower lock is the shop’s contract with the applicant. The investor commitment is a different contract.
Fannie Mae Selling Guide C2-1.2-02 (03/03/2021; Selling Guide PDF dated October 7, 2026) lets lenders extend a best-efforts commitment on or before the original expiration for up to 30 days for a fee. Fannie notifies that fee in the whole-loan committing application. It does not publish a borrower lock-extension schedule. The number on this file comes from the lock desk’s wholesale or retail policy.
Fannie Mae Selling Guide B7-3-07 (08/05/2026) still wants evidence of a valid homeowners policy at closing. Waiting on the binder does not pause the lock clock.
One wholesale policy prices a first extension at 2.5 basis points a day
AD Mortgage’s wholesale lock and pricing policy, effective September 25, 2026, prices extensions before expiry and counts weekends and holidays. First extension is 2.5 basis points per day. Second is 3.5. Third is 5. Three extensions, and no more than 30 days past the original expiration. Once applied, the fee cannot be revoked.
Angel Oak Mortgage Solutions’ wholesale lock policy, read 2026-10-14 (document footer 2024), is the same 2.5 basis points a day on agency files, up to 30 days. Their printed example is $125 a day on a $500,000 loan.
The CFPB’s February 2026 origination snapshot is $162.1 billion across 404,682 mortgages, about $400,600 a loan. The $400,000 column below is that round number, not a quote for this file.
| Request | Published price | On $400,000 | Source, date |
|---|---|---|---|
| First extension, 7 days | 2.5 bps per day | $700 | AD Mortgage, effective 2026-09-25 |
| First extension, 15 days | 2.5 bps per day | $1,500 | AD Mortgage, effective 2026-09-25 |
| Second extension, 7 days | 3.5 bps per day | $980 | AD Mortgage, effective 2026-09-25 |
| Third extension, 7 days | 5 bps per day | $1,400 | AD Mortgage, effective 2026-09-25 |
| Agency extension, per day | 2.5 bps per day | $100 | Angel Oak, read 2026-10-14 |
On r/MortgageBrokerRates in August 2025, one broker wrote that the average extension is 0.125 percent for seven days to 0.25 percent for fifteen, or $125 to $250 per $100,000. Those posts are unverified. The lock confirmation on this file is the number.
Relocking after expiry is worst-case plus a fee
If the lock expires, AD Mortgage’s only remaining path is a relock. Worst-case pricing is the worse of the locked price and today’s market, plus 12.5 basis points for a 15- or 30-day relock, or 20 basis points for 45 days. On a $400,000 loan, 12.5 basis points is $500 before any worse price. Angel Oak, read 2026-10-14, adds a 0.25 relock fee and caps an immediate relock at 15 days.
Do not let the lock expire to “see what happens” while HOI is still open. The relock is the costlier exit when rates have moved against the file.
Who pays follows who caused the delay
The lock desk quotes the fee. Who absorbs it is overlay.
Pennymac’s consumer rate-lock article, read 2026-10-14, says a delay on Pennymac’s part can be extended free of charge. Other delays are “subject to Pennymac’s standard rate lock extension fees,” which that page does not print.
A CFPB consent order dated April 20, 2018 found that Wells Fargo Bank’s own policy put the fee on the bank when the bank caused the delay, and that from September 2013 through February 2017 it charged borrowers anyway in some cases. Lender-caused delay is often the shop’s cost.
An insurance agent who has not sent the binder is a third-party delay. Ask lock desk, in writing, who pays on this file before the lock date. This is not legal advice. The shop’s compliance team decides.
An open HOI condition is how a two-day binder becomes an extension
How to get homeowners insurance binders faster for mortgage closings is the chase. Send the written packet the day the HOI condition opens. Do not wait for clear to close.
What a mortgage lender needs from the homeowners insurance agent before closing is the packet. An agent who will not send a replacement-cost estimate is overlay on a conventional one- to four-unit file after the 08/05/2026 Guide. Do not hold the lock on a worksheet the agent is told not to send.
A complete binder can be two business days once the written request and authorization are in. Holding that request until the last week of the lock is how those two days become a 15-day extension.
A longer lock at application is a different purchase
These figures are initial locks, not extensions. Keep them apart.
| Product | Published cost | What it buys | Source, date |
|---|---|---|---|
| Navy Federal 60-day standard lock | No additional cost | Initial 60-day lock | Navy Federal Home Buying Center, read 2026-10-14 |
| Navy Federal 90-day extended lock | 0.125% of the loan ($500 on $400,000) | Longer initial lock | Same page, footnote 3, read 2026-10-14 |
| Pennymac Lock & Shop | $595, non-refundable | 60-, 75-, or 90-day shop lock. Later extensions unpublished. Pennymac-caused delay is free | Pennymac rate-lock article, read 2026-10-14 |
| Guild Mortgage Lock and Shop | $1,500 up-front lock-in fee | 120-day shop lock, contract by day 90. Not an extension | Guild Homebuyer Protection, read 2026-10-14 |
Navy Federal’s 90-day add-on at 0.125 percent is $500 on $400,000. AD’s first 15-day extension at 2.5 basis points a day is $1,500 on the same loan. Compare the lock confirmation on this file, not a blended typical fee. On r/FirstTimeHomeBuyer in October 2024, one borrower wrote an extension showed up as extra discount points, not as its own line. Unverified. Ask lock desk how this file posts.
Extending before expiry is cheaper than relocking after it
| Option | Cost, as published | Source, date read | When it is the cheaper path |
|---|---|---|---|
| Extend before expiry | 2.5 bps/day first; 3.5 then 5 | AD Mortgage, 2026-09-25 | Lock is still live, HOI is days not weeks |
| Relock after expiry | Worst-case plus 12.5 bps (15 or 30 days) | AD Mortgage, 2026-09-25 | Lock already died. Usually costs more |
| 90-day lock at application | 0.125% of the loan | Navy Federal, 2026-10-14 | Close date was always past a 60-day lock |
| Shop lock | $595 (Pennymac) or $1,500 (Guild) | Each vendor page, 2026-10-14 | No property yet. Not an HOI delay |
| Clear HOI before the lock date | $0 extension | B7-3-07, 08/05/2026 | The binder is the last open PTD |
How to tell this week
You have a real extension number when lock desk quotes the days, the basis points, who pays, and whether it posts as a point or a fee, on this loan amount, before the lock expires.
Pull the lock confirmation, the lock expiration date, the conditions list with the HOI row, the last agency email, and the loan number. If the binder or declarations page is already in the eFolder with this lender as mortgagee, do not buy days to wait on a second PDF. If the agency has not been sent a complete written request, send that today. The cheapest extension is the one the file does not need.
Frequently asked questions
Is a lock extension the same as a relock after the lock expires?
No. An extension is requested before expiry and keeps the locked price, plus a per-day or per-block fee. A relock is after expiry. AD Mortgage's wholesale policy, effective September 25, 2026, adds worst-case pricing plus 12.5 basis points for a 15- or 30-day relock. That can cost more than the extension.
Who pays the lock-extension fee if the insurance agent is late with the binder?
The lock desk names the fee. Who pays is shop overlay. A CFPB consent order dated April 20, 2018 found Wells Fargo Bank's policy put the fee on the bank when the bank caused the delay, and that it charged borrowers anyway in some cases from September 2013 through February 2017. An agency delay is a third-party delay. Ask lock desk who absorbs it.
Does Fannie Mae set the borrower lock-extension fee?
No. Selling Guide C2-1.2-02 (03/03/2021, Guide PDF dated October 7, 2026) lets lenders extend a best-efforts commitment up to 30 days for a fee Fannie notifies in the committing application. That is the investor commitment. The borrower schedule is the lock desk's wholesale or retail policy.
How many extra days can a mortgage rate lock be extended?
AD Mortgage, effective September 25, 2026, allows three extensions and no more than 30 days past the original expiration. Angel Oak Mortgage Solutions' wholesale policy, read 2026-10-14, caps agency extensions at 30 days at 2.5 basis points a day. Fannie's best-efforts cap is also 30 days. Ask lock desk before the lock date.
Does buying a longer lock at application cost less than later extensions?
Often. Navy Federal, read 2026-10-14, prices a 90-day lock at 0.125 percent of the loan against a 60-day lock with no additional cost. Pennymac Lock & Shop is $595 for 60, 75, or 90 days. Those are initial locks. Pennymac does not publish its later extension fee. Compare both quotes on this file.
