What does the lender need when homeowners insurance renews within 60 days of closing?

By the Slatehound team · Last updated

The next-term declarations page or binder, this lender named as mortgagee, and the renewal premium so the Closing Disclosure can be drawn. Fannie Mae Selling Guide B7-3-07 (08/05/2026) wants a valid policy in force at closing. A 60-day remaining-term window is a shop overlay.

This is for the processor or processing manager at an independent mortgage bank on Encompass whose HOI row is still open prior to docs because the dec page expires inside 60 days of closing. The counterparty is the insurance agency. Pull the conditions list, the current dec, the closing date, the loan number, and the lender’s legal name before you email the agent.

The 60-day window is overlay, not a Fannie remaining-term rule

Fannie Mae Selling Guide B7-3-07 (08/05/2026) says verify a valid policy. A certificate is acceptable if it has the information the lender needs and is signed by the insurer. The section names no remaining-term floor. If the current policy is in force on closing day and meets the Guide, Fannie is met.

Shops still write a prior-to-docs condition when the policy renews inside about two months of closing. On r/Mortgages in March 2025, a lender-side reply on a refinance with five or six weeks left was, “When insurance renews within 2 months of closing, we need the insurance docs for the next policy.” Some overlays print 60 days. Some print 45. Read the condition.

What is on the file Fannie 1-4 origination Typical shop overlay
Current policy in force on closing day Enough under B7-3-07 Not enough if expiration sits inside 45 or 60 days
Next-term declarations page or binder Not a Guide document Clears the remaining-term condition
Next-term premium Not a Guide document on a first mortgage Needed so the CD can collect the premium that will actually be due
Letter of intent to renew Not a Guide document Some desks take it when the carrier has not issued the renewal yet

What a mortgage lender needs from the homeowners insurance agent before closing is the rest of the packet.

The next-term packet is the renewal evidence, this lender as mortgagee, and the premium

Ask the agency for evidence of the term that will be in force after the current expiration, not a quote. A declarations page is not the same as a binder; take either if the fields below are filled.

Item Why it is on the packet
Current binder, declarations page, or insurer-signed certificate, in force through closing B7-3-07. A gap before closing is a bounce
Next-term declarations page, renewal binder, or insurer-signed certificate Overlay. The document that will be in force after the current expiration
Standard or union mortgagee clause on the next-term document, without contribution B7-3-08 (12/14/2022). A refinance still needs this lender
Lender or servicer legal name, then “its successors and/or assigns” (ISAOA), mailing address B7-3-08
Loan number Shop overlay so the endorsement hits the right file
Next-term premium on an invoice So the CD can collect the premium that will be due
Paid receipt, if the borrower already paid the renewal outside closing Overlay. Do not double-collect
Effective date of the next term on or before the current expiration No gap
Condo: next-term master certificate covering the unit, plus the unit HO-6 B7-3-07, plus overlay on the master’s remaining term

What an insurance binder should include for a mortgage is the field list if the agency sends a binder.

The agent often does not have the renewal dec yet

Carriers commonly issue the renewal declarations page in the last month of the term. If closing is 55 days out and the policy expires in 58, the next-term dec may not exist. Do not hold the lock waiting for a form the carrier has not printed.

Ask for three things in the first email: the current dec with this lender as mortgagee, a written statement from the agency that the policy is set to renew on the printed expiration with no non-renewal pending, and the next-term premium. Copy the borrower only if the agency needs a signature or a coverage change.

On r/loanoriginators in August 2025, a condo purchase sat because the master expired inside 45 days of closing. Staff called it a Fannie and Freddie rule. Other desks cleared it with a letter from the HOA manager and the insurance agent that the policy would renew as scheduled, plus the current certificate. Ask underwriting whether that letter clears this shop’s overlay before you wait on the HOA’s renewal invoice.

A purchase and a refinance are different remaining-term jobs

A purchase usually binds a new policy effective on or before closing. That new policy is the evidence. Do not chase a renewal of a policy that has not started. The remaining-term overlay on a purchase fires when the agency sent a short binder that will die soon after funding, or when the condo master is about to expire.

A refinance uses the policy already on the house. That is the usual 60-day condition. The current dec can still clear B7-3-07 if it is in force at closing. The overlay asks the agency to endorse this lender as mortgagee on the next term and to send the next premium.

If closing slips past the current expiration, the current document is dead. Ask for the next-term dec or a new binder effective on or before the new closing date. Do not fund on an expired contract.

A condo master is a different remaining-term fight

The unit HO-6 is not the master. B7-3-07 requires the current master, or a certificate showing the unit is covered. Shops often get that on an ACORD 28. Overlay on the master’s remaining term is common, and 45 days shows up as often as 60.

Email the HOA or its commercial agency. The unit HO-6 agent does not issue the master certificate. Ask for the current master covering this unit, and, if it expires inside the shop’s window, the next-term certificate or a letter of intent to renew from the HOA and the master’s agent.

Do not put this lender as mortgagee on the master. B7-3-08 says a mortgagee clause naming the lender is not required on a master property insurance policy. The master names the HOA. Put the standard mortgagee clause on the unit HO-6.

What to leave off

Item Why it delays or fails
Quote or proposal as the next-term policy Not bound
Current dec only, when overlay names 45 or 60 days remaining Overlay bounce
Waiting on a renewal dec the carrier has not issued Ask for the intent-to-renew letter and the next premium instead
Prior servicer still in the mortgagee field on the renewal This lender’s clause. B7-3-08
MERS as mortgagee or loss payee B7-3-08 and Freddie Mac Guide 4703.6 (07/09/2025)
Asking the unit agent to renew the condo master Wrong desk. The HOA’s commercial producer holds the master
A new 12-month policy the borrower does not want, when overlay is silent Overlay is optional. Do not invent it

Fannie, Freddie, FHA, VA, and USDA want coverage in force, not 60 days remaining

Agency Remaining-term at origination Evidence
Fannie Mae None. Valid policy at closing (B7-3-07, 08/05/2026) Policy or insurer-signed certificate
Freddie Mac None. Seller must obtain evidence meeting 8202.4 (4703.1, 09/16/2026) Policy, copy, certificate, evidence, or declarations
FHA None as a day count. HUD Handbook 4000.1 (read 2026-10-12) puts Evidence of Hazard Insurance in the case binder Evidence of Hazard Insurance
VA None as a day count. VA Lender’s Handbook, Chapter 9, Topic 11 (read 2026-10-12) wants hazard insurance obtained prior to closing Policy customary in the locality, payable to the holder
USDA None as a day count. HB-1-3555 Chapter 16.12(C) (read 2026-10-12) says a hazard policy must be in force at close Policy in force at closing

The 60-day number is the shop’s remaining-term overlay. Where it is on the condition list, chase the next-term packet. Where it is not, do not invent it.

Open the current declarations page next to the conditions list and the closing date. Count the days to expiration. If that count sits inside the shop’s window, email the agency for the next-term declarations page or binder, this lender as mortgagee with ISAOA and the loan number, and the renewal invoice. Log the sent date on the file that afternoon.

Frequently asked questions

Is 60 days left on the current policy enough for a conventional Fannie Mae file?

Yes for the Guide. Fannie Mae Selling Guide B7-3-07 (08/05/2026) wants a valid policy in force at closing. It does not set a remaining-term floor. Many shops still overlay 45 or 60 days and ask for the next-term declarations page. Read the condition. Do not bounce a conventional file solely on remaining days if overlay is silent.

Can a letter of intent to renew clear the next-term condition?

Sometimes. On r/loanoriginators in August 2025, a condo file sat because the master expired inside 45 days of closing. The workable packet was a letter from the HOA manager and the insurance agent that the policy would renew as scheduled, plus the current certificate. Shops vary. Ask underwriting before you wait on a dec the carrier has not issued.

Does a purchase with a new policy effective on closing still need next-term documents?

No. A new policy that starts on or before closing and runs a full term is the evidence. B7-3-07 wants that valid policy. The 60-day overlay fires on a refinance of an existing policy, on a short binder, or on a condo master that is about to expire. Do not ask the unit agent for a renewal of a policy that has not started.

What if the current policy expires before the closing date?

Coverage is not in force. Ask the agency for the next-term declarations page or a new binder effective on or before closing, with this lender named as mortgagee. Do not fund on a gap. USDA HB-1-3555 Chapter 16.12(C) (read 2026-10-12) says a hazard policy must be in force at the time the loan is closed.

Does the renewal still need this lender's mortgagee clause?

Yes. Fannie Mae B7-3-08 (12/14/2022) wants a standard or union mortgagee clause without contribution on a one- to four-unit policy. A refinance still needs this lender or servicer, then its successors and/or assigns, plus the mailing address. A prior servicer in the mortgagee field is a bounce.
